What a marketing visual package includes

A marketing floor plan and a construction drawing are two different documents for two different audiences. A construction drawing is produced for a builder and carries wall thicknesses, structural references and annotations. A marketing floor plan is produced for a buyer, and its job is to communicate how a property feels to live in.

Polar Studio produces marketing floor plan graphics and renders directly from coordinated models rather than from DA-stage drawings, so the visual package reflects the construction-stage layout. Where marketing material is produced from uncoordinated documentation, column positions and ceiling heights can change between the scheme sold and the property delivered.

What do you need from me to start a render?

Send the plans and elevations, any material or finishes schedule, and a note of which views and apartment typologies the campaign needs. The more specific the finishes information, the fewer revision rounds are required.

Do I see the render before it is finalised?

Yes. A draft grey-scale view is issued early so the composition and camera angle are agreed before final rendering starts. Changing a camera angle after final rendering is significantly more expensive than agreeing it upfront.

Can you render a property that has not been built yet?

Yes, and this is the core of off-the-plan work. Renders are produced from coordinated construction-stage documentation rather than DA-stage drawings, so the imagery reflects what will actually be delivered.

What is virtual staging?

Virtual staging is the process of adding furniture and finishes to an empty or unbuilt space so buyers can assess how it would be lived in. Alternative styling options can be produced from the same base for different buyer demographics.

Why can I not just use the architect's floor plan for marketing?

A construction drawing is produced for a builder and carries dimension strings, grid references and annotations that mean nothing to a buyer and reduce clarity. A marketing floor plan uses solid walls, furniture drawn to scale, room names in buyer language and a clear north point.
